Home Equity Conversion Mortgage (HECM) loans are federally insured reverse mortgage products that help seniors (62+) access the equity in their homes without having to sell their homes.

If your lender has asked you to complete HECM Counseling as a condition of your loan, we provide this line of service offered by our HUD Certified HECM Counseling Team.

Home ownership transforms lives, increasing families’ and individuals’ access to financial stability and wealth. Our HUD Certified Counselors will provide homebuyers with a thorough assessment; understanding debt, credit, down payment programs with the goal of getting you mortgage ready from beginning to end.

What Documents Do I Need?

These are also the documents you need to apply for a loan. If you have trouble finding any of these documents, reach out to the source. For tax returns, reach out to whatever service helped you file, and for bankruptcy documents, try reaching out to the court where your case was heard.

  • Three most current and consecutive pay stubs
  • Three most current, consecutive, and complete bank statements
  • Three most current and consecutive tax returns; Federal & State with W-2 and/or 1099 forms
  • Current Profit and Loss if self-employed

HUD Approved Homebuyer Education Course


This virtual course is offered on consecutive Saturday's from 8:30am - 12:30pm; two four-hour sessions. Both sessions must be attended to receive the certificate.

This virtual advanced course is for homebuyers who will be purchasing within one year, are currently in escrow or eager to understand the homebuying process. This Advanced HUD Approved Course is $25 per person, one registration per person.

Key information on budgeting, credit, lending, real estate process, insurance and down payment assistance is covered. A HUD Homebuyer Certificate and valid for one year of the date of completion.

Take this Advanced Homebuyer Education Certificate Course at your own pace through the eHome America platform.

eHome America's is a certified web-based program for prospective homebuyers.

Important: If you are taking this course because you lender requires a certificate, please confirm your lender accepts the eHome America certificate. Not all lenders accept this certificate.

Virtual Down Payment Assistance Presentation


This virtual presentation is geared for first time homebuyers who are thinking of purchasing a home to gain a better understanding of down payment assistance programs, resources to prepare you towards homeownership and understanding lending products.

This virtual presentation is offered on the second Tuesday of every month effective March - November, 2022 from 5:30 - 7:00 pm.

The link will be sent to registered attendees one day prior to the scheduled virtual presentation. For questions, email [email protected] Registration is required and must be made no later than 48 hours prior to the scheduled date.


Homebuying 101 - Beginner Course


This virtual 1.5 hour class is offered monthly from 5:30 - 7:00pm and is designed to prepare entry level homebuyers with the fundamentals of homeownership. Budgeting, credit, lending, and home buying related topics will be presented. This class will also highlight down payment assistance programs.

The link is emailed to registered attendees 24-hours prior to the scheduled class. One registration per person. This class doe not provide a certificate of completion.

Money Management Course


This online Money Management course is available through eHome America's comprehensive and interactive online platform.

eHome Money Management empowers you to:
