Counselor’s goal is to help homeowners understand options to make an informed decision. 

Home Equity Conversion Mortgage (HECM)

A Home Equity Conversion Mortgage (HECM) loan allows homeowners to access a portion of their home equity as cash. During the counseling session, the HUD Certified Housing Counselor will discuss how reverse mortgages work, how to maintain in good standing with your loan, costs associated with a reverse mortgage loan, financial and tax implication, your alternatives and your payment options. A certificate is issued at the completion of your counseling appointment. 

A HECM loan requires that you complete a HECM counseling session, with a HUD Certified Housing Counselor. We are offering this session at a fee of $149 for Homeowners that own a property in California. Fill out the form to the right or give us a call to make your appointment! Requirements

  • Be 62 years of age or older
  • Own the property outright or have a small mortgage balance
  • Occupy the property as your principal residence
  • Homeowner must have financial resources to continue to make timely payment of ongoing property charges such as property taxes and homeowners insurance
  • Complete a HECM counseling session given by a HUD-approved HECM counselor
  • Required for all homeowners on title and non-borrowing spouses
