CalHFA MyHome

2% interest rate loan
Up to $10,000 First mortgage loan must be with CalHFA
  • CalHFA Conventional: Lesser of 3% or $10,000 of purchase price or appraised value
  • CalHFA FHA: Lesser of 3.5% or $10,000 of purchase price or appraised value

  • • Must be a first-time homebuyer

Platinum

2nd mortgage loan
3% or 4% of 1st Mortgage Note loan amount
  • • No income limit
  • • Available with FHA loans only
  • • Does not need to be a first-time homebuyer
  • • To be used towards down payment and/or closing costs

ZIP (for closing costs)

Zero interest rate loan
2% or 3% of purchase price or appraised value,
whichever is lower

Platinum "Select"

Forgivable 2nd mortgage loan
5% of 1st Mortgage Note loan amount
  • • Becomes a forgivable "grant" at close of escrow
  • • Freddie Mac & income at or below 80% AMI
  • • Eligible borrowers must be in, or retired from, one of the approved occupations, in California‡
    (see below)
  • • Medical sector employees must be actively employed
  • • Does not need to be a first-time homebuyer
  • • To be used towards down payment and/or closing costs
Mortgage Credit Certificate
Tax Credit (available in addition to certain programs above!)
  • • Provides eligible first-time home buyers with a federal income tax credit based on a specific percentage of the annual interest paid on a mortgage loan.
  • • Increases monthly income to qualify for a higher first mortgage.

GSFA OpenDoorsTM
Up to 6% of FHA 1st Mortgage Amount
  • • Down payment and/or closing cost assistance
  • • Comes with deferred payment, 0% interest 2nd lien of 2.0% of the total 1st mortgage loan amount incl. MIP
  • • Choose an optional grant - forgiven at closing, no lien (approx 1-4.5% of the 1st mortgage total loan amount)
  • • Does not need to be a first time home buyer; must be primary residence. FICO as low as 620

  • Peace officers, Sheriff Deputies, Border Patrol Agents, Correctional Officers and others serving in a Law Enforcement capacity and employees of the eligible agency.
  • Firefighters, CalFire, Paramedic, Emergency Medical Technicians (EMTs), including the employees of the eligible agency.
  • Current members of the California State Teachers Retirement System (CalSTRS), University of California Retirement Plan (UCRP), employees of a California accredited Private, Charter or Public School District or California State University, Junior College or Private College, including their school employees.   • Employees do not need to be tenured
