Our DPA’s are designed to assist eligible homebuyers in affording their first home purchase. Eligibility requirements vary depending on the program, but are generally subject to household income limitations and are based on need. In order to determine whether you may be eligible, please contact our Community Impact Team who will help you navigate the path to homeownership.
The first step on the path to homeownership is pre-purchase counseling and completion of the HUD Approved Homebuyer course. To make an appointment or register for a HUD Approved Homebuyer course, click here
Once our Community Impact Team has determined your eligibility for down payment assistance, you will be contacted by our Loan Department who will review our programs with you and help you determine the best down payment assistance for you. Your loan officer will also provide you with options for your first mortgage lender if you have not already selected one. DPA programs are subject to availability. Recently we have offered CalHome, CalHFA, and proprietary NWOC DPA’s.

To qualify for down payment programs, borrowers are required to attend our HUD-Approved Advanced Homebuyer Course and complete a pre-purchase homebuyer development session with one of our HomeOwnership Advisors. All programs are based on household income eligibility and need. All funds are on a first-come, first-serve basis with a fully executed purchase contract.

** These programs are based on the HUD Income Limits for Orange County. ‡ Platinum “Select” eligible borrowers must be in, or retired from, one of the following professions in CA. The lender will not make any exceptions. Proof of eligibility is required at the time of lock.
