Lending for the Community: Down Payment Assistance and Lending Partner Highlights

At NeighborWorks Orange County (NWOC), our mission is rooted in expanding access to homeownership and financial stability for the people and communities we serve. One of the most powerful tools we offer to support this mission is access to inclusive, community-centered lending products, paired with down payment assistance (DPA) programs that help bridge the affordability gap for first-time and moderate-income homebuyers.

Lending Products That Meet People Where They Are

Buying a home is not a one-size-fits-all journey. That’s why NWOC provides information on a range of mortgage options tailored to a variety of financial situations and credit profiles. These include:

  • Conventional, FHA, and FNMA loans
  • Refinancing options for homeowners looking to lower payments or access equity
  • Reverse mortgages (HECM) for eligible senior homeowners

As a nonprofit lender, our goal isn’t to make a sale, it’s to match each client with a loan product that truly supports their long-term success and homeownership journey.

Down Payment Assistance: Removing a Key Barrier

One of the biggest challenges facing homebuyers, especially in Southern California, is the down payment. Fortunately, NWOC is a recognized leader in helping eligible buyers access down payment assistance programs and low- or no-interest second loans that can dramatically reduce the upfront costs of purchasing a home.

These programs can often be combined with our mortgage offerings, making homeownership more affordable and sustainable for qualified buyers. Most DPA programs require participants to complete a HUD-approved homebuyer education course, something NWOC proudly offers on a monthly basis.

Monthly Webinars That Empower Buyers

To make this information accessible, NWOC hosts a Down Payment Assistance Webinar on the second Tuesday of every month at 5:45 p.m. These free virtual sessions are open to the public and feature:

  • Presentations from lending partners who are actively supporting buyers in our community
  • Guidance on how to qualify for DPA programs
  • Insights on how to pair assistance with the right mortgage product
  • Opportunities to connect directly with experienced loan officers and housing counselors

These webinars are an ideal starting point for anyone exploring their homeownership options, especially first-time buyers who may not be aware of the resources available to them.

Recognizing Our Lending Partners

Throughout the year, NWOC partners with a trusted network of lending institutions, ranging from national banks to community-focused credit unions and nonprofits. These partners not only participate in our webinars and events but also help clients access specialized loan products and financial education.

We are especially grateful for the institutions that have joined us in 2025 to support our mission and expand homeownership opportunities across Orange County. Their commitment to inclusive lending and community impact makes a tangible difference in the lives of the families we serve.

Why This Matters

By combining flexible loan options, direct lender relationships, and grant-based support, NWOC is creating a pathway to homeownership that is accessible, inclusive, and grounded in long-term success. In the past year alone, we’ve helped more than 1,600 individuals through education, counseling, and homeownership services.

Whether you’re just beginning to explore homeownership or are ready to take the next step, NWOC is here to guide you.
